Our commitments on anti-social behaviour
As a leaseholder, if you report anti-social behaviour we will try to help you resolve the problem mutually as this is usually the quickest and most permanent way of resolving complaints.
Each individual ASB case will need to be considered and processed in relation to the needs of the affected parties and the behaviour displayed. Rather than providing a linear process NHHO offers commitments on how they will respond to your ASB concerns.
- NHHO will provide you with a number of ways to report ASB – by phone, by email or in writing
- NHHO will provide you with a single point of contact to report ASB
- NHHO will aim to contact you by phone within 24 hours of receiving your communication on ASB
- NHHO will talk to you about your experience and will keep a structured record of that conversation
- NHHO will not disclose the identity of victims or those accused of ASB without permission
- NHHO will investigate all reports of ASB on a development
- NHHO will work with other stakeholders on the development, including the Managing Agent, the Superior Landlord, Residents Associations to develop an appropriate response/resolution to the ASB reported
- NHHO will work with local agencies and authorities in the community who may be able to assist in resolving ASB
- NHHO will get back in touch with you following their investigations to advise you of actions being taken
What we cannot do:
- NHHO will not be able to report noise nuisance to the Environmental Health dept on your behalf.
- NHHO will not be able to take action where an ASB report is based on unreasonable expectations.
- NHHO will not provide access to CCTV footage to residents. This will be released or made available for review to the police at their request.
- NHHO may not be able to take legal action if there is no clear breach of the lease
Where we need your help:
- When you submit a letter or email in relation to ASB please make sure you identify in the title/header that your communication relates to ASB and mark correspondence as urgent. Please provide a phone number to allow us to contact you by return.
- NHHO may not be able to take legal action if others are not willing to help collate evidence or are unwilling to attend and give evidence at a hearing
- NHHO may not be able to take legal action without indemnification in relation to the costs of an action
