Our policy is to grant lease extensions on request where we are your freeholder.
Valuing lease extensions
The law sets out a framework for valuing lease extensions. We use this framework to work out the price we will charge you to extend your lease by a further 90 years with no ground rent.
Application process
The application process is for a lease extension is set out below.
Survey and fees
We ask our surveyor to value the lease extension for your property. The value is based on a lease extended by a further 90 years with no ground rent.
You will pay £690, which is the valuation fee of £330 and our administration fee of £300 + VAT.
You must pay us these fees upfront and we will not refund them, even if you decide not to go ahead with extending the lease. We are not able to tell you the cost of the lease extension until we have carried out the valuation, as each valuation is different.
PLEASE NOTE: If you are a shared owner with a community leasehold or fair rent style lease, carrying out a lease extension will increase the amount of rent you pay.

If you own a 100% share
If you own 100% of your property, we will write to you and offer you the lease extension at the price set by the surveyor.
Shared owners
If you are a shared owner, we will offer you the lease extension at the percentage of the price equivalent to the percentage you currently own. For example, if the cost of the extension is £10,000 and you own 50%, you will pay £5,000 as this is 50% of £10,000.

You can begin the lease extension process by filling in and returning the lease extenstion charge form with a cheque for £690.
When we receive this, we will instruct a surveyor to visit your property so they can let us know the cost of the lease extension.

Where Notting Hill does not own the freehold
If you own 100% of your property and we are not the freeholder, you will need to contact your freeholder and discuss the lease extension with them. If you are a shared owner and we are not the freeholder, contact us to discuss your options.
