Types of leaseholders

Notting Hill Housing has three types of leaseholder: shared owners, Section 106 and DIYSO leaseholders.

Shared ownership

Our shared owner leaseholders live in buildings built, owned and managed by Notting Hill Housing. Notting Hill Housing has granted leases to the flats within the buildings and manages the services provided to them. The service, maintenance and management of the building is funded by the service charge you pay.

In shared ownership, it is the equity in your home that is shared, not the responsibility for your home. As a shared ownership leaseholder you are still responsible for paying all of the costs associated with the property.

Section 106

Recently it has become more common for shared ownership homes to be provided in privately built developments.

In these cases, a developer builds a block of flats and sells some to Notting Hill Housing. We then grant shared ownership leases on those flats.

This is usually known as a section 106 development. On these sites, Notting Hill Housing is not responsible for any of the services provided to the building or for the level of service charge.

Do it yourself shared ownership (DIYSO)

DIYSO was a shared ownership scheme that Notting Hill Housing was involved in until it was discontinued in 1999.

DIYSO customers were allowed to find a property of their choice on the open market and purchase it on a shared ownership basis.

In the majority of cases we do not own the buildings our DIYSO leaseholders live in and are not responsible for the services provided to the buildings or for setting the service charge. These services are usually provided by the freeholder of the building or a managing agent.
