Understanding your lease
Your responsibilities, conditions, breaches and how to get a copy of your lease.
When you bought a leasehold property through Notting Hill, you purchased a lease. It is your responsibility to make sure you understand and comply with the terms and conditions of your lease.
Terms and conditions
Your Property Management Officer can help you to understand the type of lease you have and the terms and conditions of your lease. One of the responsibilities of your Property Management Officer is to ensure you comply with the terms of your lease. If you need any advice, please contact your Property Management Officer.
If you knowingly breach the terms of your lease, we may take action against you and if necessary, proceed with legal action. In the most serious of cases, this may result in your lease being forfeited and the property repossessed.
Obtaining a copy of your lease
If you don't have a copy of your lease there are a number of ways you can obtain a copy:
- Contact your Property Management Officer and ask for a copy of your lease. Your Property Management Officer may have to order a copy of your lease from Land Registry. The fee for providing this service to leaseholders is £30 (including VAT).
- Ask the solicitor who handled the purchase of your property for a copy. It is likely your solicitor will charge you an administration fee for this service.
- If you have a mortgage, contact your mortgage provider and ask for a copy of your lease. Your mortgage provider should hold a copy and should be able to send you a copy of your lease for a fee.
- Apply for a copy of your lease from the Land Registry. You need to download form OC2 from the Land Registry website and send the completed form (with a cheque for payment) to the Land Registry office that deals with your property. Or you can contact the Land Registry on 0844 892 1111.
