Planned maintenance

Where Notting Hill Home Ownership (NHHO) is the freeholder of your building, we provide regular redecoration and look after major repairs.

Under the terms and conditions of the lease, NHHO is responsible for repairing and maintaining the building, including the exterior of the building and internal common parts.

As a leaseholder, you contribute to the payment of these works through a portion of your service charge, which is held in a reserve fund called a cyclical maintenance fund.

Cyclical redecorations and major works

It is our responsibility to make sure work is carried out on a regular cycle. We will usually redecorate the common parts and the outside of the building every six years. This is called cyclical redecorations.

More major repairs might be needed for buildings, such as roof repairs or window replacement. Whenever possible we will try to carry out major works at the same time as cyclical decorations to minimise the disruption to you and provide better value for money.

The building's cyclical maintenance fund is often used to contribute towards such works. If there is not enough money in the building's reserve fund, leaseholders are billed for the difference.

How we consult with you

We will consult with you before carrying out cyclical redecorations or major works to your property. By law, we must consult with you if proposed works will cost more than £250 for any leaseholder.

Taking part in the consultation process gives you an opportunity to:

  • speak to or go with the surveyor as they prepare the specification of works
  • provide your opinion on whether works are required
  • nominate contractors to provide estimates for the works
  • give your comments on estimates that are received for the works
  • choose colour schemes and carpets where applicable.
