Repair responsibilities
Which repairs are the responsibility of the leaseholder and which are the responsibility of the freeholder.
Leaseholder
As a leaseholder you are responsible for any repairs inside your property whether it is a flat or a house, even if you only own a percentage of the equity in your home. This can include items such as:
- boilers
- cookers and other 'white goods'
- floor coverings
- plumbing and electrics
- pipes, cables and other services that are exclusive to your property
- the roof, outside walls, windows and fences if you live in a house.
You will need to arrange for a contractor to carry out any repairs that you are responsible for.

Please note: Notting Hill is not responsible if you suffer damage to your property as a result of a leak from another leaseholder's flat.
Freeholder
A building's freeholder or their managing agent is responsible for any repairs to the communal area or the structure of the building.
If you live in a flat, you will pay a service charge to the freeholder that will cover the cost of undertaking repairs to the communal areas of your building or estate.
If you live in a house, your lease will usually state that you are responsible for the external structure of the house and you may not be required to pay a service charge.
