Who sets your annual service charge, what it covers, building inspections and who to contact for more information.

Owned and managed by Notting Hill

If you live in a building that is owned and managed by Notting Hill Home Ownership (NHHO), your Property Management Officer is responsible for managing your building and setting the annual service charge budget.

The budget includes such expenses as cleaning, gardening, lift maintenance and entry phone systems. The service charge you pay covers the cost of providing these services.

Freeholder responsibilities

Under the terms of your lease, the freeholder (Notting Hill) will:

  • insure the building
  • maintain, redecorate, repair, renew and possibly improve the building's components and its common parts (subject to payment of service charge).

Building inspections

We manage our properties through regular inspections, contract supervision, budgeting and accounting.

In order to manage a property however, you need to have money to spend. And that is where service charges come in.

Managing agents

Where Notting Hill Housing does not own or manage the property, management services and employing contractors will be carried out by a management agent acting on behalf of a private freeholder.
