Planned maintenance

Our planned maintenance and improvement programmes for permanent rented housing keep your home in a good state of repair.

We carry out planned work such as decorating the outside of your property or replacing kitchen units as part of our longer-term maintenance programmes. When non-urgent repairs arise, we may decide to wait and include them in future planned maintenance work.

Painting the outside of your home

To keep your building in a good state of repair, we repaint the outside windows, shared areas and doors every few years. We also carry out repairs to the outside of the property and inspect and repair roofs if necessary.

We will tell you in advance if your property is due to be repainted. For some work, such as painting windows, we may need to come into your home.

We often need to put up scaffolding to the building to finish the work safely. You should take extra security precautions while any scaffolding is in place.

Major improvements

We have an ongoing commitment to making major improvements to our older properties. Major improvement works are delivered by contractors and are guaranteed for a specific period of time (usually 6 or 12 months).

At the end of the guarantee period, we inspect the works with the contractor to identify any problems that have arisen. The contractor has to fix any problems within two weeks. It is important that you allow us and the contractor to come into your home for the inspection visit and to carry out any repair work, otherwise we will charge you for repairs that are not finished.

During the guarantee period, if you have any repairs that cannot wait until the inspection visit, please contact the managing officer (you should have received the contact details when you moved in). Alternatively, contact your Housing Officer.
