Subletting
You may sublet part of your home, as a permanent rented housing tenant, as long as you have our permission.
If you want to sublet part of your home, you need to let us know the names, sexes and ages of the proposed subtenants. We will also need to know how much rent they will pay and which part of your home they will live in.
Subtenants
A subtenant will live separately from you and your family and have a room of their own. They will have certain legal rights. You should be aware that if you want them to leave and they do not go voluntarily, you cannot evict them without a court order.
Lodgers
You can take in a lodger without our permission, although you should let us know you have done so. A lodger will live as part of your household and receive meals. They have fewer legal rights than subtenants.
What's not allowed
Under the conditions of your tenancy agreement, you are not allowed to sublet the whole of your home. You also cannot transfer your tenancy to someone else unless we give you permission (for example, to exchange your home with another customer) or unless a court orders the transfer of the tenancy as part of a divorce or relationship breakdown settlement.
If you are going away for more than three months (for example, to visit family abroad) and you would like someone to stay in your home while you are away, please discuss this with your Housing Officer. They will explain the terms under which this can be arranged.
Illegal subletting
If you sublet or transfer your tenancy illegally, we will take immediate legal action to repossess your home and evict any people living there.
