Living on an estate

Many of our homes are on estates and we take a proactive approach to managing day-to-day issues in our estate communities.

Your Housing Officer will be a regular presence on your estate.

Regular inspections

Regular estate inspections are a key part of good day-to-day estate management. When carrying out inspections of communal areas, we:

  • make sure that the estate is being cleaned and maintained to a satisfactory standard
  • identify and report any communal repairs
  • make sure that there are no health and safety risks.

Maintenance

To make sure that cleaning and grounds maintenance processes run smoothly, we:

  • report any issues that we are made aware of, either as part of our action plan or from an inspection
  • deal with any complaints about contractors, making certain that they address any issues that they are responsible for.

When an urgent, non-routine issue arises, we:

  • refer the issue to the appropriate contractor
  • in the case of large or dangerous hazards, contact the appropriate emergency services.

Estate agreements

Some estates have specific local rules that make up an estate agreement. These rules cover things like illegal parking and vandalism to shared areas. Estate agreements are enforced for the benefit of all residents and if you break any of the rules, you will be in breach of your tenancy agreement.

Car parking

Car parking spaces in shared areas on estates are for the benefit of all residents. You will not usually be entitled to an individual car parking space. We will tell you if you are entitled to an individual car parking space and it will usually be stated in your tenancy agreement as well.
