Our property standards explain what you what you should expect when you move into your new home.

We want your new home to be a great place to live.

To make sure that you are happy with your new home, we promise to make sure that it is clean, safe and secure.

Our property standards form part of our commitment to providing you with a home that is ready for you to make your own.

Overall standards

When you arrive in your new home everything should be clean, tidy and working correctly. You will have:

  • a new Yale lock fitted on your front door
  • walls ready for you to decorate
  • working taps, water supply and water supply controls
  • a secure banister on any staircases
  • sound and safe floors and stairs
  • windows that open and close fully and securely
  • sound and fully working door and window frames
  • a working smoke alarm.

We will have tested all systems and appliances to make sure that they are working and safe. We will give you any safety certificates that are issued after testing.

The kitchen

Your kitchen will have:

  • clean units that open and close easily
  • drawer fronts and drawers that open and close smoothly
  • a minimum of one double base unit and one double wall unit, with more depending on the size of your property
  • a minimum of three double power sockets
  • space for a cooker, fridge and, where possible, a washing machine, plus the sockets and plumbing that are needed for them to work
  • adequate ventilation with the extractor fan, if fitted, working correctly
  • a clean and working sink (with a plug and a chain fitted), taps and plug holes, and clear and correctly working waste pipes.

The bathroom

Your bathroom will have:

  • a wash hand basin, bath and toilet free from cracks and chips
  • sanitary ware that is fitted securely, clean and working well with no leaks
  • adequate ventilation with the extractor fan, if fitted, working correctly
  • a clean and working sink (with a plug and a chain fitted), taps and plug holes, and clear and correctly working waste pipes.

Outside

The outside of your home will have:

  • no rubbish in the garden or any sheds or outhouses
  • safe and correctly working drainpipes, guttering and manhole covers.
