Lettings process

An introduction to our lettings process for landlords.

Initial contact

The first step to becoming a landlord with Notting Hill Housing is to contact one of our lettings negotiators to discuss your needs, how our scheme works and whether it is suitable for you.

Free property inspection

One of our lettings negotiators will meet you at your property for a free inspection. Our lettings negotiator will take you through our property requirements and answer any questions you may have.

Lease application

If you decide to go ahead you will need to complete a lease application form and pay us an administration fee.

Property survey

Our surveyor will visit your property and carry out a full survey. This thorough assessment will tell you if there's anything you need to do to bring your property up to our rental standards. Your administration fee covers this survey.

Safety checks

By law, you must arrange gas and electricity safety checks and provide us with current certificates. You will also need to arrange a three-star service contract for the hot water and central heating.

Final inspection

Once you have completed any work needed to bring your property up to our rental standards, our surveyor will visit the property for a final inspection. The surveyor will draw up a 'schedule of condition' that records the condition of your property at the start of the lease.

Signing the lease

Once your property has passed its final inspection and we have all of the documentation, we will ask the local authority to provide a tenant.

Your lease will usually start on the date of the first tenancy. From this date we guarantee that your rent will be paid directly to you every month until the end of the agreement.

Management service

Our housing management service guarantees that your property will receive regular visits to make sure that it is being well looked after and maintained to the highest standard.
