Barham Park was built in 1970 using a form of panel construction called 'Resiform'. Although in a great location, close to Sudbury Town tube station, the homes had reached the end of their useful life and needed to be replaced.
We've been working closely with Brent Council and Countryside Properties since 2004 to find a financially viable way to redevelop the Council-owned Barham Park estate. The project is planned in three separate phases.
The first phase of Barham Park completed in January 2013, creating 62 maisonettes and flats for social rent, 31 flats for Shared Ownership sale and 37 homes for private sale. The homes range from one-bedroom flats to large family maisonettes with gardens.
Phase two is due to complete by April 2015. This phase will provide a further 33 social rent units
comprising of three and four-bedroom family houses and a further block of one and
two-bedroom flats. Countryside will also be completing a further 53 private
Phase three will begin in March 2015 and is expected to complete by March 2017, comprising of 27 social rent units (houses and flats), 34 Shared Ownership units (flats and maisonettes), and Countryside will develop a further 61 private sale units.
Residents have been consulted on the regeneration plans and have provided ideas for the design of their new homes and the services that we will provide future residents on the redeveloped estate.
All consultation activities at Barham Park are underpinned and supplemented by the work of an independent resident adviser from Priority Estates Project, an organisation specialising in community support and consultation.
Heating and hot water to homes at Barham Park will be provided from a district heating scheme which will incorporate a combined heat and power plant producing electricity for the new development.
Other environmentally friendly features include green roofs which, together with other drainage measures, will ensure that rainwater run-off is minimised, as well as promoting biodiversity.
The development is designed to meet the Government's Code for Sustainable Homes Level 4.
