Your lease

A lease explains what is expected of both the landlord and the leaseholder.

A lease is a legal document that is created by our solicitors (ask your solicitor for a copy of the lease). It explains what is expected of Notting Hill Housing as the landlord and you as the leaseholder.

It is important to keep to the terms of your lease. Please make sure your solicitor explains them to you.

Some of your responsibilities

You must:

  • pay your rent and service charge, as set out in your lease.
  • not carry out any major alterations to your home.
  • not carry out any minor alterations without our permission.
  • not cause a nuisance to or annoy your neighbours.
  • keep your home in good repair (inside and out if you have a house, and inside if you have an apartment).
  • get permission from us to keep a pet, fit wooden flooring or fit a satellite dish if you live in an apartment or house.

Our responsibilities

We must:

  • keep your home insured if you do not own the freehold (this does not include contents insurance).
  • consult you about repairs to any shared areas that will cost more than £250 for each home.
  • keep the outside of the apartment blocks in good repair.
  • provide audited service charge accounts if we provide services.
